The masterplan proposals include a commitment to a total of 1,930 sqm (20,767 sqft maximum floor space and comprise a medical centre, a community centre and a nursery for use by the future community of the application site as well as the existing local community such as Monkhill. As such the proposed location of these facilities within the application site has been carefully considered to allow for maximum accessibility to future residents and residents of neighbouring communities.
Within the masterplan some of the community proposals have been identified as Section 106 contributions:

The applicants commit to build a Community Centre (7,500 sq ft floor space) within the application site. They will either establish Community Trust or a management company to run the Community Centre. If the former option is chosen the Community Centre would be delivered to the Community Trust on a leasehold basis for a peppercorn rent.

|
There is also a commitment to make staged financial contributions to the City of Wakefield MDC to address requirements to increase the capacity at primary and secondary schools in the local area to accommodate children what will live on the site.

| Pontefract Collieries Football Club |
|
UK COAL commit to relocate Pontefract Collieries Football Club (PCFC) to an alternative location in the local area with improved sports pitches and associated spectator stand, changing and hospitality facilities and to deliver these facilities to PTFC on a leasehold basis for a peppercorn rent within an agreed period before any development takes place on the present PCFC site.
